LAS TERRENAS  ·  SAMANÁ

The last quiet coast.

Exclusive buyer representation for American and British clients on the Samaná peninsula. A Florida broker and a Samaná native, for the houses and land that are still a house — not a hotel.

Las Terrenas is still a town. That is why it is worth owning.

Twelve kilometres of open sand, a walkable pueblo, and a European community that arrived decades ago and never left. No all-inclusive wall along the beach. No skyline. Beaches that rank with the best in the Caribbean — and a Tuesday market where you will recognise people.

The airport and the ports are opening up. The town has not been replaced. That gap between improving access and preserved character is the reason US and UK buyers are looking here now, and it will not stay open indefinitely.

Terrenas Partners specializes in representing buyers. We find the right house or parcel, verify the title, and guide you through the process to and beyond the day of closing.

What a foreign buyer actually needs to know

Freehold title in your own name

Law 108-05 gives foreign buyers the same ownership rights as a Dominican citizen. No local partner, no nominee structure, no trust required.

15

Years of property tax relief

On a qualifying CONFOTUR project: fifteen years exempt from IPI, the 3% transfer tax waived, and relief on rental income. On a $350,000 purchase the transfer tax alone is roughly $10,500.

Priced and closed in US dollars

Serious inventory on this coast trades in dollars. You are not taking a currency position in order to buy a house.

5.6–7.7%

Net rental yield we will stand behind

On the right house, net of costs. Beachfront can do better. If someone quotes you twenty percent, ask to see the occupancy calendar.

$200k

A route to residency

A holding at roughly this level can qualify under the Dominican residency-by-investment programme. Lifestyle first, paperwork second — but the paperwork is real.

Getting here keeps getting easier

El Catey International now has a private aviation terminal, forty-five minutes from town. Samaná Bayport has opened. Arroyo Barril is due late 2026.

Seven ways to live on the same peninsula

Where you buy here matters more than what you buy. These run west to east, the way you would drive them.

What is within an hour of your front door

Buying in Las Terrenas buys you the rest of the peninsula too. This is what a Saturday looks like.

A Florida broker. A Samaná native. One file.

Two people, both of whom will pick up the phone. You will not be handed to an associate after the first call.

HOW A PURCHASE RUNS

  1. Brief

How you want to live, what you will spend, house or land, seasonal or year-round. Representation starts here, not on a listings portal.

  2. Search

The public inventory and the other one. Off-market, pre-market, and the parcels whose owners are not advertising at all.

  3. Visit

A search trip we actually run for you. Houses prepared in advance, days scheduled, Lee or Ron on the ground beside you.

  4. Due diligence

Title, survey, maritime zone, water, power, CONFOTUR status. We will kill a deal before we let you buy a story.

  5. Closing

Notary, independent counsel, promise of sale, deed. We stay in the room. You do not wire funds into a vacuum.

Tell us how you want to live here

A few sentences is plenty. Season or year-round, beach or hill, budget, and whether you will rent it when you are away. We will come back with a short list, not a brochure.
