What it is actually like
Bonita is the address people already know. It is a cove rather than a coastline — perhaps a kilometre and a half of sand between two headlands — and it has been built out gradually since the 1990s by European owners who mostly stayed.
The result is a beach with a spine: a handful of good restaurants, two boutique hotels, a road that works, and houses that have been maintained rather than flipped. You can eat well within walking distance of the sand, which is not true anywhere else on this coast outside the town itself.
It is also the most expensive sand per square metre in Las Terrenas, and the beach has narrowed in places over the last decade. We will show you which properties sit behind the erosion line and which do not, because the difference does not appear in a listing photograph.

The case for and against
WHY BUYERS CHOOSE IT
- Walk to dinner, which almost nowhere else on this coast offers.
- The deepest transaction history — real comparables exist here.
- Rental occupancy is the most reliable on the peninsula.
- Infrastructure is proven; you are not pioneering anything.
WHAT TO GO IN KNOWING
- The highest entry price on the coast.
- The beach has narrowed in sections — position matters enormously.
- Very little land left; you are buying someone else’s build decisions.
- The community is settled, which some buyers read as closed.
